How Much Should a Tenant Earn? The 3x Rent Rule, Explained
The 3x rent rule is the most common income benchmark landlords use. Here’s how it works, when to bend it — and the catch that makes it worthless if the income isn’t real.
The most common income benchmark in renting is the “3x rule”: a tenant should earn at least three times the monthly rent in gross income. On a $2,000 apartment, that’s $6,000 a month, or $72,000 a year. It’s a useful rule of thumb — but it hides a trap that catches a lot of landlords.
How the 3x rule works
Take the monthly rent and multiply by three; that’s the minimum gross monthly income you want to see. The logic is that rent shouldn’t eat more than about a third of gross pay, leaving room for taxes, other debts, and living costs. Some landlords use 2.5x in expensive markets, or 3.5x to be conservative.
When it’s fair to bend it
- A tenant with significant savings or assets can be safe below 3x.
- A guarantor or co-signer can cover the gap.
- Low or no debt changes the picture — 3x of income already carrying a car loan and student debt is riskier than 3x with none.
- Source-of-income protections in your area may affect how you apply any ratio — check local law.
The catch: the rule only works if the income is real
